Our annexe sits in a quiet garden in a small village on the edge of the South Downs National Park. Close to Goodwood, the Chichester Festival Theatre, local wedding venues and some of the best beaches on the South Coast, it's an ideal location from which to explore West Sussex. Inside, there's a separate bedroom, comfortable and spacious living area, well-equipped kitchenette (with a welcome hamper of breakfast provisions), and a bathroom with shower. Outside, it has its own sunny little garden.

Situated 2 miles from the pretty, historic town of Emsworth, it's a short walk to the seafront and the beautiful Chichester harbour, known for its unspoilt coastal landscape and a haven for local wildlife. The area is perfect for walking, boating, cycling and sightseeing. Chichester, Portsmouth, and Goodwood are nearby as well as the award winning beaches of West Witterings.

The Annexe is a lovely beach themed open plan living space with upstairs double bedroom and downstairs living/dining space with 2 additional single beds plus kitchen area and separate shower room/wc. You are independent with separate front door and off-road parking space. DOGS OK! We provide breakfast basics, a microwave and 2 ring cooker if required. We are close to Southend Barns, Witterings, Goodwood, Bosham and Chichester. Space for surf boards, kite surfs, bikes in garage. Weekly discount.

Twin beds which join to make a superking and small double sofabed in main room. Connected bedroom has double bed and shares the bathroom - great for family or close friends. Annexe has kitchen, shower room ensuite, TV, WiFi, dishwasher, fridge freezer washerdryer, hairdryer, ironing board & tennis court. Breakfast included. We welcome pets by prior arrangement.

On arrival you will be met with the most stunning views of the Meon Valley. This unique stay allows you to switch off and enjoy the benefits of being on a family run farm, which has footpaths and woodland for you to explore. The South Downs Way is a short hike away, which leads to a wonderful nature reserve.

The Annex

Dogs can be considered upon application (hosts have cats) If approved, we politely ask that dogs are kept on lead when in grounds of the property. Stunning Cabin with incredible views near Goodwood

The Cabin replaced our old tumbledown sheds. It is completely separate from the main dwelling and has far reaching views to the South Downs. There is one Super King bed in the main area (which can be separated into two single beds) and in the mezzanine, there are two single beds which can be pushed together to become a double. Goodwood (Racing), Midhurst (Polo), Chichester (theatre), South Downs Way (walking / mountain biking) are all within easy reach.
