By car, Rye, Canterbury & Whitstable are within 40 minutes Ashford Designer outlet is 25 minutes away. The dog friendly restaurant and pub is a 5 minute walk.

The houseboat is a unique place to stay in London, within easy reach of all of London’s landmarks, including Tower Bridge and Tower of London (5 mins by train). The boat is moored within a marina which means that there is very limited boat movement on the water. In an ideal location overlooking a large duck pond and with distant views to the South Downs. It is a great base for walking the Wealdway or cycling the Cuckoo Trail. Places to explore include Lewes and Eastbourne, 9 miles. Glyndebourne 6 miles. An excellent pub and restaurant is within a ten minute walk along country footpaths. The village shop 2 miles.

Sandown - West Street

Newly refurbished - Sandown, like its twin Ascot, has an ample sized, well equipped kitchen with a table and four chairs and a comfy sofa that turns down into a bed in seconds. The kitchen has a electric hob and oven, a fridge and a washing -dryer machine is in the adjoing outhouse. A TV is included in the kitchen. The French windows look out over your private lawn onto farmland. From the Entrance lobby turn right straight into the kitchen or left into the ensuite bedroom with TV.

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
