IKEA Furnished Cellar Studio Apt (~450+ sq.ft.) w/wood-look waterproof floor thru/out, porcelain tile in bathroom shower stall & curb footers. RING Cameras provide 24/7 outside perimeter surveillance. Enclosed rear patio contains THERMOSPA SwimSpa for hot tub lounging or endless lap swimming. Note published rate is for single occupancy.

This location lends itself to those in the Yale Community who seek to be in walking distance to campus and all that downtown has to offer. There’s enough restaurants in New Haven for you to try something new every day of the year. Kitchenette contains a microwave for warming up leftovers and IKEA induction cooktop(TILLREDA) for cooking with provided induction pots/pans, see demo video:

You can rest assure that your stay will be safe due to the RING of Security that monitors our location’s perimeter via video and audio surveillance. PLEASE NOTE: PUBLISHED RATE IS FOR SINGLE OCCUPANCY ONLY, extra cost of $25/night per additional guest (visiting and/or staying the night) required. If we discover undeclared additional guests after check-in, we charge $50/night per additional guest. This offering is not suitable for children of any age but we’ve considered making exceptions on a case by case basis. Exceptions must be granted prior to arrival and the additional guest fee applies to all children regardless of age. Guests are welcomed to the cellar studio apartment, rear ground level patio and its *SwimSpa( Our guests who pay the additional cleaning fee of $25/pp/stay are welcomed to enjoy the SwimSpa anytime during their stay) which is enclosed from street by 8’ chain link fence. The garage, garage driveway, apartments above (1st,2nd&3rd floor) and its rear deck above garage are STRICTLY OFF LIMITS to all guests, particularly during the COVID-19 CRISIS.

*SwimSpa FULL DISCLOSURE: Enter at your own risk, no lifeguard on duty and adhere to the following sanitation protocol:

1) shower off all bodily dirt & oils, lotion, deodorant, markup and hair products prior to entry;
2) apply a cap full of provided Spa Activator(location found in check-in instructions) prior to entry and after exiting;
3) close SwimSpa cover when not in use;
4) glassware prohibited;

If guest causes pool water to be cloudy and dirty due to poor hygiene and/or failure to follow the above referenced sanitation protocol; leaves personal affects in SwimSpa; and discards smoking products, food, drink & its associated packaging, a cleansing charge(amount to be determined) and water replacement fee($500) will be assessed to guest which is above and beyond the initial $25 SwimSpa Additional Cleaning fee. The $25 SwimSpa Cleaning Surcharge is not an invitation to use SwimSpa as bathtub. Past guests believe it’s clothing optional (which is not an issue for us), however it should be noted that perimeter surveillance will capture activity in route to SwimSpa from apartment egress points, thus we provide only Two White Robes, extra towels and foot ware are not available. We highly suggest bringing your own beach towel and/or flip flops.

For additional rate and deposit, rear deck above garage access might be possible for guest who wish to entertain intimate gatherings of family and friends but permission is rarely granted due to it being LANDLORD’s personal space and present COVID-19 CRISIS mandates social distancing practices. Although my neighbors and I are very tolerant to loud parties, New Haven’s noise ordinance starts at 9pm so if someone calls the authorities, the police will come and order the volume to be lowered. Up to this point, Police involvement with noise ordinance has not occurred. Typically, noise complaints are made by guest in neighboring unit to me which I pass along via text(preferable) and/or call. I highly suggest booking both apartments if you plan to have a robust celebration at night. For deck access pricing, you must provide the following information:

TIME OF DAY/NIGHT

We do not allow third party bookings such as an Airbnb Account Holder booking our listing on behalf of another without the following:
1 day prior notice from arrival;
Additional screening & verification of third party’s Government ID;
Deposit and
Our(host) explicit written consent.
Under no circumstances, will we facilitate access to a third party without the above mentioned furnished to us and no refund will be granted!

For guest convenience, kitchen is stocked with beverages and snacks, pricing listed in Check-In Instruction. WIFI Access is included as well as flat screen SmartTV for streaming your perspective Netflix and/or related App Subscriptions.

Previous tenants associated with YALE COMMUNITY have been picked up/dropped off by their van transportation service.

We have twin air mattresses to accommodate additional guests.

NO SMOKING OF ANY TYPE ALLOWED INSIDE APARTMENT AND/OR CELLAR STAIRWELL. If done inside, the smell permeates through to other apartments. Guest will be responsible for paying $250 damage fee and cost of fumigation products.

NO PET NOR SERVICE ANIMALS ALLOWED DUE TO LANDLORD’s MEDICAL DOCTOR NOTICE. If animals are smuggled inside, guest will be responsible for paying $500 damage fee and cost of sterilization of apartment.

CHECK OUT PROTOCOL, guest(s) must wash dishes & pots used and discard accumulated trash in black receptacles found along Garden Street Side of house and/or positioned on front curb of the house during City Trash Pick Up Day(Wednesday Morning). Do not dispose of anything in grey trash receptacle found on rear patio in the back of house under deck. If guest fails to wash dishes and discard trash in designated receptacles, guest will be responsible for cleaning surcharge of a minimum $25/hour and rounded up to an hour for any fraction of time there after. For example, if housekeeper spends 1 hour and 15 minutes cleaning dishes, you’ll be charged $50. Another example, if housekeeper, takes out your trash which takes 10 minutes, guest will be charged $25.

CLEANING FEE covers: washing all floors; wiped down of kitchen and bathroom fixtures; sterilization of hard surfaces, handles and door knobs; replenish bathroom with one extra roll of toilet paper & kitchen with one extra roll of paper towels and change bedroom & bathroom linen. If additional deep cleaning is required, guest will be responsible for cleaning surcharge of a minimum $25/hour and rounded up to an hour for any fraction of time there after. For example, if housekeeper spends 1 hour and 15 minutes deep cleaning stove of grease, you’ll be charged $50.

FLUSH ONLY TOILET PAPER: Bathroom requires a sewage ejector pump which clogs if anything else besides fecal matter and provided toilet paper are flushed. DO NOT FLUSH FEMININE HYGIENE PRODUCTS(tampons & such) NOR WET WIPES. If sewage ejector pump failure is cause by guest, guest will be responsible for resulting damage and lost of revenue from canceled bookings.
